LEGAL DESCRIPTION:
Northeast Quarter (NE4) and East Half (E2) of the Southeast Quarter (SE4) of Section Thirteen (13), Township Twenty (20), Range Twenty Two (22) West in SM. TWN & Country, Ness County, Kansas
LAND LOCATION: At Highway 96 and Austin St. / DD Road intersection, go south 9 miles to 40 Road, this being the NE corner of said property.

GENERAL INFORMATION: This 231.23 acre tract of land has approximately 83.39 acres of cropland and the remaining 147.84 acres of native grass pasture. Cropland currently is idle with wheat stubble. The pasture has spring fed draws which currently are retaining water, has 2 water wells, the current fence does need some attention, the current tenant is leaving electric fence along with one stock tank at south water well.
FSA INFORMATION: This farm has a total of 231.23 acres with approximately 83.39 acres of cropland. It carries a 50.60 acre wheat base with a 41 PLC yield.
MINERALS: Seller(s) shall convey 100% of the minerals.
POSSESSION: Immediate upon closing on cultivation acres and Dec. 31, 2026, on pasture acres.
TAXES: Sellers shall pay all the 2025 taxes and prior years’ taxes, if any. 2026 taxes will be prorated to date of closing. All 2026 and subsequent years taxes shall be the responsibility of the buyer. The 2025 taxes were $692.56
TERMS, TITLE INSURANCE AND CLOSING:
Ten Percent (10%) down day of the sale; balance due upon closing. Owner’s policy and closing expense will be shared 50/50 between the buyer and sellers. Mortgage policy, if required will be the expense of the buyer. Closing shall be on or before September 11, 2026. This auction sale is not contingent upon the purchaser’s ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.
