LEGAL DESCRIPTION:

West Half (W/2) Less County Road Right of Way of Section Thirty Three (33), Township Sixteen (16), Range Twenty Seven (27), West of the 6th PM, Lane County Kansas being 320.12 acres more or less.

LAND LOCATION: On Hwy 4 and Scout Road intersection, go south 1 mile to the NW corner of said property.

GENERAL INFORMATION: This excellent tract of land has approximately 39.13 cropland and the remaining 280.99 acres of pasture. This property has a disposal well, pond, pasture fence and is located 1 mile south of Hwy 4.

FSA INFORMATION: This farm has a total of 320.12 acres with approximately 39.13 acres of cropland with the remaining 280.99 acres being native grass/pasture. It carries a 10.65 acre wheat base with a 33 PLC yield, 14.17 acre corn base with a 104 PLC yield and 12.42-acre grain sorghum base with a 41 PLC yield.

MINERALS: Seller(s) shall convey 100% of the minerals.

POSSESSION: Immediate upon closing on all pasture acres and March 8, 2025 on all cropland acres.

TAXES: Sellers shall pay all the 2024 taxes and prior years taxes, if any. The 2025 and subsequent years taxes shall be the responsibility of the buyer. The 2023 taxes were $625.48 (Should have 2024 taxes by sale time)

TERMS, TITLE INSURANCE AND CLOSING:

Ten Percent (10%) down day of the sale; balance due upon closing. Buyer to reimburse tenant for spraying applications on cropland. Owners policy and closing expense will be shared 50/50 between the buyer and sellers. Mortgage policy, if required will be the expense of the buyer. Closing shall be on or before January 16, 2025. This auction sale is not contingent upon the purchasers ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.
