LEGAL DESCRIPTION:

The Southwest Quarter (SW/4) of Section Thirty Six (36), Township Eleven (11) South, Range Twenty Two (22) West of the Sixth PM in Trego County, Kansas being 157.26 acres more or less.

 

LAND LOCATION: On US HWY 283; from the north edge of WaKeeney, KS on road H. go east 8 miles to 340th Ave., then 1 mile north on 340th Ave. to the southwest Corner of the Property.

FSA INFORMATION: This farm has a total of 157.26 acres with approximately 122.55 acres of cropland and 34.71 acres of CRP (3.8 acres expire 9/30/2017, rental rate $36.42 per acre with an annual payment of $138.00; 1.2 acres expire 9/30/2022, rental rate of $36.90 per acre with an annual payment of $44.00; and 29.8 acres expire 9/30/2022, rental rate of $26.00 per acre with an annual payment of $775.00). It carries a 44.07 acre wheat base with a 33 PLC yield and 25.83 acre grain sorghum base with a 44 PLC yield.

GENERAL DESCRIPTION: The cropland is primarily class II and III.  The east 64 acres of cropland has had the terraces rebuilt within the last 3 years.      

MINERALS:  Sellers shall convey 100% of the seller’s minerals to the purchaser.  All minerals are believed to be intact.

POSSESSION: Immediate upon closing on all acres except for 64 acres on the east side of property that are planted to milo, buyer will receive 1/3 of milo crop and will receive possession of balance after 2017 milo harvest. 

TAXES:  Sellers shall pay all the 2016 taxes and prior years’ taxes, if any.  The 2017 and subsequent years taxes shall be the responsibility of the buyer.  The 2016 taxes were $748.82

TERMS, TITLE INSURANCE AND CLOSING:

Ten Percent (10%) down day of the sale; balance due upon closing.  Owner’s policy and closing expense will be shared 50/50 between the buyer and sellers.  Mortgage policy, if required will be the expense of the buyer.  Closing shall be on or before June 29, 2017.  This auction sale is not contingent upon the purchaser’s ability to finance the purchase.  Buyers must make finance arrangements, if needed, prior to the auction.
